I've been investing in Edmonton since 2022, when I bought a fourplex in King Edward Park. I added an eightplex in Chappelle Green in 2023, a 16-plex in Spruce Grove in 2024, and in 2025 I went under contract on a 14-plex.
This year, I walked away from that deal. Over the past few months I've watched rents drop in my own buildings. Edmonton asking rents fell about 4% year over year, units that weren't repriced sat empty longer, and tenants could suddenly choose between brand-new buildings offering free months.
When the builder changed the 14-plex plans in that market, the numbers no longer worked for me. Yet Edmonton is still the fastest-growing metro in Canada, with billions of dollars in new investment on the way.
So is it a market to buy into or one to avoid? In this free report, I run Edmonton through my 25-point GOLDDEN Rules checklist and share everything I found. It covers more than 30 charts on population, jobs, affordability, insurance, crime, vacancy and new supply, plus the full scorecard of green and red flags.
I explain why I walked away from the 14-plex and the rules I'd follow before buying here today. Download it free and find out whether Edmonton belongs in your next investment.
